Sewer & Water Line Repair in Jacksonville & Orange Park, FL

Your main sewer line and water line are the two most important pipes on your property, and they’re buried where you can’t see them. When one fails, you’ll know: sewage backing up into the house, a soggy patch in the yard, or water pressure that suddenly drops. Lance Maxwell Plumbing inspects, repairs, and replaces sewer and water lines for homes and businesses across Jacksonville, Orange Park, and the rest of Clay, Duval, and St. Johns counties. We’ve been a locally owned plumbing company here since 1994.

Sewer Line Services

Sewer Camera Inspection

Before we dig, we look. We run a waterproof camera through your sewer line to see exactly what’s wrong and where, whether it’s roots, a crack, a collapsed section, or a sag holding water. You see the footage, and we recommend a repair based on what’s actually in the pipe.

Sewer Line Repair

Many sewer problems are isolated to one section of pipe. We excavate and replace the damaged section, keeping the dig as small as possible and restoring full flow.

Sewer Line Replacement

When an older line is cracked, root-filled, or deteriorating along its length, replacing it is the only permanent fix. We replace the line from the house to the connection point and make sure it’s properly sloped and code compliant.

Cleanout Installation

Homes without an accessible sewer cleanout are harder and more expensive to service. Installing a cleanout gives us, and any plumber after us, direct access to clear and inspect the line.

Sewer Line Cleaning

For roots and buildup that aren’t yet damaging the pipe, we clear the line with cable machines or hydro jetting, then confirm with the camera.

Water Line Services

Main Water Line Repair

A leak in the line between your meter and your house can raise your water bill, soften your yard, and drop your water pressure. We locate the leak and repair the damaged section.

Main Water Line Replacement

Older galvanized and polybutylene service lines fail over time. If your line has leaked more than once or is restricting flow, replacing it restores full pressure and ends the repairs.

Water Pressure Problems

Low pressure throughout the house often traces back to a corroded or leaking main line or a failing pressure regulator. We’ll find the cause and fix it.

Signs of a Sewer Line Problem

  • Multiple drains slow or backed up at the same time
  • Sewage coming up in tubs, showers, or floor drains
  • Gurgling toilets or drains
  • Sewer odors inside or outside the home
  • Soggy, sunken, or unusually green patches of lawn over the line
  • Recurring clogs that come back soon after cleaning

Signs of a Water Line Problem

  • A water bill that jumps without a change in usage
  • A water meter that moves when every fixture is off
  • Wet spots or standing water in the yard
  • A sudden drop in water pressure
  • Discolored or dirty water from every tap

What Causes Sewer and Water Line Failures?

  • Tree roots. Roots seek out moisture and grow into joints and cracks in older sewer pipes, especially clay and cast iron.
  • Aging pipe materials. Cast iron corrodes, clay pipe cracks, and older water lines corrode or become brittle.
  • Ground movement. Florida’s sandy soil settles and shifts with heavy rain, which can crack pipes or create sags.
  • Grease and debris. Buildup narrows sewer lines and leads to backups.

Who’s Responsible: You or the Utility?

In general, the property owner is responsible for the sewer lateral and water service line on their property, while the local utility is responsible for the public main and its connection. Where exactly that line falls depends on your utility and property. When we inspect the problem, we’ll help you figure out whether it’s on your side or the utility’s.

Sewer & Water Line FAQs

How do I know if my sewer line is broken?

Backups in multiple drains, sewage odors, gurgling, and wet or sunken spots in the yard are the most common signs. A camera inspection confirms the problem and its location.

How much does sewer line repair cost?

It depends on the depth and length of the damaged section, the pipe material, and what’s above it, like a driveway or landscaping. A spot repair costs much less than a full replacement. We’ll explain your options and pricing after the inspection.

Can tree roots be removed from a sewer line?

Yes. Cabling or hydro jetting clears roots from the line. But roots enter through cracks and joints, so they’ll grow back unless the damaged section is repaired or replaced.

What causes low water pressure in the whole house?

Common causes include a leak in the main water line, a failing pressure regulator, corroded galvanized piping, or a partially closed main valve. We’ll track down the cause.

Is a sewer backup an emergency?

Yes. Stop using water in the house and call us right away for emergency plumbing service.
